What's selling: We will be selling 4 tracts totaling 219.44 acres. All four tracts are located at or near the intersection of Campground Rd. and Reedy Creek Rd., Bristol, VA
 

                        Four tracts of land

     Tract 1 – 79.13 acres; tax map #139-A-7. This tract is approximately 48% open fields with the balance in timberland. There are multiple barns and outbuildings on this tract. There is long road frontage on Reedy Creek Rd as well as Campground Rd. Part of the tract is located across Campground Rd. from the barns. Tax assessment for this parcel is $604,300. 

 

     Tract 2 – 74.66 acres; tax map #139-A-19. Most of this parcel is in open land. Access is via Zanbee Dr., a private road, as well as Combs Valley Rd., also a private road. Use 21170 Zanbee Dr. as the location of the driveway to the property. It has been reported the 1,500’ house has 3 bedrooms and 2 baths in addition to barns and other outbuildings. The tax assessment is $842,700.  

 

     Tract 3 – 50.65 acres; tax maps #139-A-46 and 139-A-47. This tract has about 34 acres of open land with the balance in woods. There is a barn on the parcel. Access is from Campground Rd. just south of Loretta Ln. The tax assessment is $315,300.

 

     Tract 4 – 15 acres; tax map #139-A-34. This parcel is mostly open land with a 1,987’ house with a full basement. The house has 3 bedrooms and 2 baths. It sits on the hill with wonderful views. The address for this parcel is 20702 Campground Rd. The tax assessment is $458,900.

A deposit of $25,000 in certified funds is due on sale day with the balance due in 30 days from the sale date.  The high bidder will be required to sign a contract the day of the sale and pay the deposit.  NOTE:  By bidding at this sale, the Buyer hereby acknowledges receipt of and agrees to all these Terms and Conditions.

If Purchaser is a trust, Purchaser represents and warrants that neither is trustee(s) nor its beneficiaries are related parties of Bank as described above.
